Why you need one
When buying a property or building a new project, it would be ideal to be informed of any defects before they become an expensive problem down the track. You may be looking at the roof framing or footing and think they look okay, but a technically-skilled person in that area looks at all areas with an in-depth perspective. A building inspection helps you buy or continue the build with confidence.
We perform a variety of different types of inspections for all types of residential and commercial buildings whether the build has been completed years ago or is still in the process of being built. Here are some types of inspections that we offer:
This inspection provides a good understanding of structural and non-structural defects as well as key non-compliance and safety issues. We inspect all types of residential and commercial buildings.
We provide assessments of construction at key stages of the build. This may include the slab, walls to plate height, framing, roof, wet area waterproofing and handover.
These inspections support landlord and the tenant by providing an independent, in-depth report of the state of the building. We can advise if the building is compliant for the intended use.
A comprehensive, impartial report completed before demolition, excavation and construction to document the condition of adjacent properties to help assess any effect on those properties from works being carried out close by.
Please remember that all inspections are subject to reasonable access.
Before you finalise the purchase of a home or commercial property, it is essential to understand the details of the general condition of the buildings – including major and minor defects.
In the Pre-Purchase Inspection, we visually assess the property to identify those defects and create a report on the general condition of the property at the time of inspection. We can only assess areas that we can reasonably access.
Our Building Inspectors are qualified Building Surveyors, so in addition to building defects, our surveyors may comment on building compliance matters. Depending on the outcome of the Pre-Purchase Building Inspection, we may recommend further investigation of building compliance. In these circumstances, Barron Building Surveying can assign a Building Surveyor to conduct a full Building Surveying Inspection Audit for an additional fee.
